Terms, house rules and privacy

Last updated: 9 October 2026 · These terms apply to bookings made directly on this website. Bookings made on Airbnb, Booking.com or VRBO follow that platform's own terms.

1. Booking terms

1.1 The parties

The villa is offered for short-term holiday rental by its owner, Massimo Mancini ("the Owner"). It is managed on the Owner's behalf by To Florence – Emanuele Mancini, Via Fra Giovanni da Fiesole detto Il Beato Angelico 4, 50014 Fiesole (FI), VAT no. 07254290484 ("the Manager"). The villa is a registered holiday rental under Italian short-term rental rules (CIN IT048017C2PF7UPVLK).

1.2 What is booked

A booking gives exclusive use of the whole villa and its grounds for the dates confirmed, for up to 12 guests. The price includes final cleaning, daily housekeeping, utilities and Wi-Fi. Courtesy rides offered by the host are complimentary and subject to availability. The Florence tourist tax is not included and is paid separately, as required by the City of Florence.

1.3 Confirmation and payment

  1. A booking is confirmed when the deposit has been paid online through Stripe and a confirmation email has been sent.
  2. The deposit is 30% of the total price. The balance is due 30 days before arrival; we send a secure Stripe payment link for it.
  3. For arrivals within 30 days of booking, the full price is paid at the time of booking.
  4. If the balance is not paid by its due date, we will remind you; if it is still unpaid 7 days later, the booking may be cancelled under the cancellation terms below.
  5. Card payments are processed by Stripe. We never see or store your full card details.

1.4 Security deposit

A security deposit of €1,000 is required. It is taken as a card pre-authorisation or a refundable payment shortly before or at arrival, and released or refunded within 7 days after check-out, less any documented cost of damage, missing items or extra cleaning beyond normal use.

1.5 Guest registration

Italian law requires every guest to show a valid identity document at arrival. The details are sent to the Police (Questura) through the official "Alloggiati Web" system, as required by law. Guests who do not provide a document cannot be accommodated.

1.6 Arrival and departure

Check-in and check-out times are confirmed when you book. Different times can be arranged on request, when the calendar allows.

1.7 Changes

Requests to change dates are handled on availability and may change the price. A change of dates made less than 60 days before arrival is treated as a cancellation and a new booking.

2. Cancellation

2.1 Cancellation by the guest

Cancellations must be sent in writing to info@toflorence.com. Refunds are made to the original card within 14 days. We strongly recommend travel insurance that covers cancellation.

2.2 Cancellation by us

If we have to cancel for reasons we cannot control (for example damage that makes the villa unusable), we will refund everything you paid in full. Where possible we will first offer alternative dates.

2.3 Extraordinary events

If official measures make travel to Florence or use of the villa legally impossible on your dates, you may choose new dates within 12 months or a full refund.

3. House rules

4. Safety and liability

We take care to keep the villa and the grounds safe. Please read these points; they are part of the booking.

4.1 Pool and hot tub

4.2 The grounds

The estate includes an olive grove on uneven ground, three historic wells and a medieval watercourse, the Fosso delle Grazie, with a footbridge. The wells and the watercourse must not be used or entered, and children must be supervised outdoors. The property is near a railway line; the service lane on Via Spadaro is not for guest use.

4.3 Courtesy rides

Courtesy rides between the villa and the historic center are offered free of charge by the host, arranged in advance and subject to availability. Guests must wear seat belts and follow the driver's instructions. Times may change for traffic, safety or events in the city.

4.4 Personal belongings

Please keep money, documents and valuables with you or locked away. To the extent permitted by law, we are not responsible for the loss of, or damage to, guests' belongings, nor for guests' own vehicles parked on the property.

4.5 Damage

Guests are responsible for damage they cause to the villa, its contents and the grounds, beyond normal wear. Please tell us at once about any damage or fault, so we can fix it quickly.

4.6 Limits of liability

We are responsible for the villa being as described and for our own obligations. To the extent permitted by law, we are not liable for interruptions to services caused by third parties (such as utilities, internet or public works), for events beyond our control, or for injury or loss caused by guests not following these rules. Nothing in these terms limits liability for intentional misconduct or gross negligence (art. 1229 of the Italian Civil Code), or the rights consumers have under Italian and EU law.

4.7 Applicable law

These terms are governed by Italian law. For consumers, the competent court is that of the consumer's residence where required by law; otherwise, the Court of Florence.

5. Privacy notice (GDPR, art. 13)

5.1 Data controller

Massimo Mancini, owner of the villa. Contact: info@toflorence.com. The Manager, To Florence – Emanuele Mancini, handles bookings on the Owner's behalf as data processor.

Stripe (payments), Cloudflare (website and booking system), our accountant, the Police and the City of Florence when required by law, and, if you message us, WhatsApp. Stripe and Cloudflare may process data outside the EU under the European Commission's standard contractual clauses or the EU–US Data Privacy Framework.

5.5 How long we keep it

Booking data for 10 years, as required for tax and accounting records. Messages that do not lead to a booking for up to 24 months. Identity data only as long as the law requires.

5.6 Your rights

You can ask to access, correct or delete your data, to restrict or object to its use, and to receive it in a portable format, by writing to info@toflorence.com. You can also complain to the Italian Data Protection Authority (Garante per la protezione dei dati personali, garanteprivacy.it).

6. Cookies

This website does not use advertising or tracking cookies. It stores only your language choice in your browser. Fonts are loaded from Google Fonts, which receives your IP address to deliver them. If analytics are added in future, we will ask for your consent first.

Condizioni, regole della casa e privacy

1. Condizioni di prenotazione

1.1 Le parti

La villa è offerta in locazione turistica breve dal proprietario, Massimo Mancini ("il Proprietario"). È gestita per conto del Proprietario da To Florence – Emanuele Mancini, Via Fra Giovanni da Fiesole detto Il Beato Angelico 4, 50014 Fiesole (FI), P.IVA 07254290484 ("il Gestore"). La villa è una locazione turistica registrata secondo le norme italiane sugli affitti brevi (CIN IT048017C2PF7UPVLK).

1.2 Cosa si prenota

La prenotazione dà l'uso esclusivo dell'intera villa e del parco per le date confermate, fino a 12 ospiti. Il prezzo comprende la pulizia finale, la pulizia giornaliera, le utenze e il Wi-Fi. I passaggi di cortesia offerti dall'host sono gratuiti e secondo disponibilità. La tassa di soggiorno del Comune di Firenze non è inclusa e si paga a parte, come previsto dal Comune.

1.3 Conferma e pagamento

  1. La prenotazione è confermata quando l'acconto è stato pagato online tramite Stripe e ricevi l'email di conferma.
  2. L'acconto è il 30% del prezzo totale. Il saldo si paga 30 giorni prima dell'arrivo, con un link di pagamento sicuro Stripe che ti inviamo.
  3. Per arrivi entro 30 giorni dalla prenotazione si paga l'intero importo al momento della prenotazione.
  4. Se il saldo non viene pagato alla scadenza, ti avvisiamo; se dopo 7 giorni non è ancora pagato, la prenotazione può essere annullata secondo le regole di cancellazione.
  5. I pagamenti con carta sono gestiti da Stripe. Non vediamo né conserviamo i dati completi della carta.

1.4 Deposito cauzionale

È richiesto un deposito cauzionale di 1.000 €, come preautorizzazione sulla carta o pagamento rimborsabile poco prima o all'arrivo. Viene sbloccato o rimborsato entro 7 giorni dal check-out, al netto dei costi documentati per danni, oggetti mancanti o pulizie straordinarie oltre il normale uso.

1.5 Registrazione degli ospiti

La legge italiana impone a ogni ospite di mostrare un documento d'identità valido all'arrivo. I dati vengono comunicati alla Questura tramite il sistema ufficiale "Alloggiati Web". Chi non presenta un documento non può essere ospitato.

1.6 Arrivo e partenza

Gli orari di check-in e check-out vengono confermati alla prenotazione. Orari diversi si possono concordare su richiesta, se il calendario lo permette.

1.7 Modifiche

Le richieste di cambio date si gestiscono in base alla disponibilità e possono cambiare il prezzo. Un cambio date chiesto a meno di 60 giorni dall'arrivo vale come cancellazione e nuova prenotazione.

2. Cancellazione

2.1 Cancellazione da parte dell'ospite

Le cancellazioni vanno inviate per iscritto a info@toflorence.com. I rimborsi avvengono sulla carta usata, entro 14 giorni. Consigliamo un'assicurazione di viaggio che copra l'annullamento.

2.2 Cancellazione da parte nostra

Se dobbiamo annullare per cause che non dipendono da noi (per esempio danni che rendono la villa inutilizzabile), rimborsiamo per intero tutto quanto pagato. Quando possibile proponiamo prima date alternative.

2.3 Eventi straordinari

Se provvedimenti ufficiali rendono legalmente impossibile raggiungere Firenze o usare la villa nelle tue date, puoi scegliere nuove date entro 12 mesi oppure il rimborso totale.

3. Regole della casa

4. Sicurezza e responsabilità

Curiamo la sicurezza della villa e del parco. Questi punti fanno parte della prenotazione.

4.1 Piscina e idromassaggio

4.2 Il parco

La tenuta comprende un uliveto su terreno irregolare, tre pozzi storici e un fosso medievale, il Fosso delle Grazie, con passerella. Pozzi e fosso non vanno usati né frequentati, e i bambini all'aperto devono essere sorvegliati. La proprietà è vicina a una linea ferroviaria; la strada di servizio su Via Spadaro non è per gli ospiti.

4.3 Passaggi di cortesia

I passaggi di cortesia tra villa e centro storico sono offerti gratuitamente dall'host, si concordano in anticipo e sono soggetti a disponibilità. Gli ospiti devono allacciare le cinture e seguire le indicazioni dell'autista. Gli orari possono cambiare per traffico, sicurezza o eventi in città.

4.4 Oggetti personali

Tieni denaro, documenti e oggetti di valore con te o chiusi a chiave. Nei limiti di legge, non rispondiamo di perdite o danni agli oggetti degli ospiti, né ai veicoli degli ospiti parcheggiati nella proprietà.

4.5 Danni

Gli ospiti rispondono dei danni che causano alla villa, agli arredi e al parco, oltre la normale usura. Avvisaci subito di danni o guasti, così li sistemiamo in fretta.

4.6 Limiti di responsabilità

Rispondiamo della corrispondenza della villa alla descrizione e dei nostri obblighi. Nei limiti di legge, non rispondiamo di interruzioni di servizi dovute a terzi (utenze, internet, lavori pubblici), di eventi fuori dal nostro controllo, né di danni causati dal mancato rispetto di queste regole da parte degli ospiti. Nulla in queste condizioni limita la responsabilità per dolo o colpa grave (art. 1229 c.c.) né i diritti dei consumatori previsti dalla legge italiana ed europea.

4.7 Legge applicabile

Queste condizioni sono regolate dalla legge italiana. Per i consumatori è competente il foro di residenza del consumatore quando previsto dalla legge; negli altri casi, il Foro di Firenze.

5. Informativa privacy (GDPR, art. 13)

5.1 Titolare del trattamento

Massimo Mancini, proprietario della villa. Contatto: info@toflorence.com. Il Gestore, To Florence – Emanuele Mancini, gestisce le prenotazioni per conto del Proprietario come responsabile del trattamento.

Stripe (pagamenti), Cloudflare (sito e sistema di prenotazione), il nostro commercialista, la Questura e il Comune di Firenze quando previsto dalla legge e, se ci scrivi, WhatsApp. Stripe e Cloudflare possono trattare dati fuori dall'UE sulla base delle clausole contrattuali tipo della Commissione europea o del Data Privacy Framework UE–USA.

5.5 Per quanto tempo

Dati di prenotazione per 10 anni, come previsto per la contabilità fiscale. Messaggi che non portano a una prenotazione fino a 24 mesi. Dati d'identità solo per il tempo previsto dalla legge.

5.6 I tuoi diritti

Puoi chiedere accesso, rettifica o cancellazione dei dati, limitazione od opposizione al trattamento e portabilità, scrivendo a info@toflorence.com. Puoi anche presentare reclamo al Garante per la protezione dei dati personali (garanteprivacy.it).
